Value Engineered Language For Resinous Floor and Polishing Projects
The below are special circumstances. Most are intended to be add-ons to another value-engineered system.
Moisture Mitigation
-
We have decided to incorporate a moisture mitigation primer to our proposal as a proactive measure to prevent potential issues caused by moisture vapor, such as bubbling or premature failure. This addition will ensure the longevity and durability of the project, providing added protection against moisture-related complications.
-
In addition, it is important to note that moisture testing will be performed at the customer's expense if a moisture mitigation primer is not selected. This will ensure that the necessary precautions are taken to address any potential moisture-related concerns, providing a comprehensive approach to the project's long-term success.
-
We highly recommend conducting core tests of the concrete as this will provide valuable insights into potential concerns for moisture and soluble salts. These tests are crucial for preventing future failures and can reveal data that may not be apparent through visual inspection alone. It's important to note that there is a cost associated with sending the cores to a lab. However, we want to assure you that we do not mark up this cost or charge it to our customers.
Novalac Topcoat
-
We are recommending Novolac epoxy as the final topcoat to ensure long-term protection against harsh chemicals in your environment. While Novolac epoxies exhibit exceptional resistance to a wide range of harsh chemicals, it's important to note that they may discolor when exposed to certain chemicals. Our recommendation is based on a thorough analysis of the specific chemicals present in your environment and we are confident that Novolac epoxy is the ideal choice for providing durable and reliable chemical resistance.
One of the significant benefits of this system is its quick return to service. Typically, the floor can be back in full use within 1-2 hours of the final coat. Moreover, working with MMA allows us to apply multiple coats rapidly, often within the same day. MMA coatings are known for their durability and are widely used in the product finishing industry.
However, one drawback of MMA is the strong smell and low flashpoint. While the health risks are comparatively low compared to many other high-performance coatings, the smell can be overpowering for many. We recommend installing MMA systems only when the building is unoccupied. We will take all necessary precautions and provide negative air. The odor and the need for a negative air machine dissipate quickly and do not cause lasting damage.
It's crucial to emphasize that while the quality of the system is important, the expertise and precision of the contractor applying it are equally essential. At Kaloutas, you can rely on our team's experience and skill in installing resinous floors, ensuring exceptional results for your project. With years of experience in installing resinous floors in facilities across New England, we are dedicated to guaranteeing the success and longevity of your flooring investment.
We hope that you will consider trusting your project to Kaloutas and witness the impact that our cost-effective solid color MMA floor system can have on your space.

We are recommending chemical resistant final topcoat. It is crucial for ensuring long-term protection against harsh chemicals in your environment. While the topcoat will exhibit exceptional resistance to a wide range of harsh chemicals, it's important to note that they may discolor when exposed to certain chemicals. Our recommendation is based on a thorough analysis of the specific chemicals present in your environment and we are confident that this is the ideal choice for providing durable and reliable chemical resistance.
-
We are suggesting the use of a special high chemical-resistant vinyl ester for your final topcoat. Vinyl esters are known for their exceptional resistance to harsh chemicals, making them an ideal choice for your environment. However, it's important to note that vinyl esters can emit strong odors and may pose potential health risks. Due to this, the space will need to be vacant during the installation process to ensure the safety and well-being of all individuals involved.
Flexible Membrane
-
Adding a flexible membrane material to our proposal is essential for several reasons. Firstly, it allows us to go over plywood that is clean and in sound condition, ensuring proper adhesion. Additionally, the flexibility of the membrane prevents cracking in the resinous system above, and it also provides valuable additional waterproofing properties. These factors make the inclusion of a flexible membrane material a practical and beneficial choice for our project.

Repair Language
-
Due to the damage in the space, it is necessary to conduct additional repairs to ensure the floor performs to its full ability and maintains its aesthetic appeal. While these repairs may not be significant, they are essential for the overall integrity and visual appeal of the space. This will add a small costs to the base price for the project.

-
In general we can repair floors and install a resinous systems over them. In some cases, resurfacing the floor becomes necessary to ensure its longevity and functionality. Our resurfacing process involves thorough preparation and leveling of the floor to create a solid and even surface. This step is crucial for the optimal performance of the entire flooring system. This is an additional costs, but we do not feel the floor is sound enough to install a floor system over without resurfacing.
